CHECK RESALES FIRST
First, I recommend we check out the Existing Homes in the area. Why build if you can find a home you like that is already completed. Often it will have many added touches like fences, pools, more trees or a larger yard, yet sell for less money than new construction.
GET THE BEST VALUE
As you know, buiding is a very complex process and not something most people do everyday. With different pricing options it is hard to compare apples with apples. That is why I am here. I stay with you through plan modification, contract negotiation, building, final walk through & closing because Buyers need to be professionally represented.
I "WORK FOR YOU"
You need your own agent, not the Builder's or Seller's. In a legal matter, you would never think of using the other side's attorney to negotiate in your behalf. You would want someone you knew was looking out for your best interest. It is the same in Real Estate. You need a professional working for you.
WHEN BUILDING OR BUYING MY SERVICE IS FREE
As you know, in the "old" days, all Realtors worked for the Seller. But now, the Buyer can choose to "hire" their own Realtor. The great part is that the Seller still pays for "your" Realtor. If the Buyer does not have a Realtor, the commission all goes to the Seller's/Builder's Realtor, otherwise it is split. The selling price is still the same. Actually my job is to try to get it as low as possible. So....since you don't "save any money" by not hiring your own Realtor, why not call me today and put me to work for you!
I SELL YOUR EXISTING HOUSE FOR TOP DOLLAR
I start by helping you get your house ready to sell for "Top Dollar". We go room by room to show your house at its "Best Light". They I SELL it! I don't just list list it. I have to sell it or you can not buy the next one and I never get paid. I am motivated and I have a proven, professional marketing plan that works!
I DON'T DISAPPEAR
Last but not least, I don't disappear. My goal is to be your life long Real Estate advisor. Sort of like a family Doctor. I am in this for the long haul, not just one sale.
